What to Gather
The Borrower
- Government-issued photo ID
- Personal net worth statement
- Credit consent
- Corporate documents, if applying through a company
- Track record of past projects
The Project
- Plans and drawings
- Detailed construction budget
- Draw schedule
- Pro forma (build-and-sell math: costs vs value)
- Project timeline
The Site and Approvals
- Purchase agreement or proof of ownership
- Zoning and permitted use
- Permits and approvals, or current status
- Servicing details
- Appraisal, if available
The Money and the Team
- Proof of equity or down payment
- Source of funds
- Builder or general contractor details
- Construction contract (fixed-price, or cost-plus: costs plus a fee)
- Exit plan (sale or take-out financing)
