Lenders verify three things: who you are, how you earn, and what you are buying. The exact documents depend on your situation, so this checklist is grouped by where you fit. Start with the basics, then add the section that matches how you earn.
What to Gather
The Basics, for Everyone
- Government-issued photo ID for each applicant
- Social Insurance Number, if requested
- Consent for a credit check
- Confirmation of your down payment
- Source of funds (savings, sale, or a gift)
If You Earn a Salary or Wage
- Recent pay stubs
- Letter of employment
- T4s for the last two years
- Recent Notice of Assessment
- Details of any other income
If You Are Self-Employed
- Two years of T1 General returns
- Notices of Assessment, taxes paid up to date
- Business registration or incorporation
- Business financial statements
- Recent business bank statements
For the Property
- Purchase agreement or property listing
- Property tax and condo fee details
- Current mortgage details, if refinancing
- Appraisal, if already available
