Getting Ready to Apply: Your Prep Checklist
A complete, organized file is the smoothest way to start a mortgage. Use this checklist to gather what lenders typically want to see before you apply, so the conversation moves faster and with fewer surprises.
What to Gather
Identification
- Government-issued photo ID for each applicant
- Social Insurance Number, if requested
- Current address and recent address history
- Consent for a credit check
Income and Employment
- Recent pay stubs
- Letter of employment
- T4s and recent Notices of Assessment
- If self-employed: financials and T1 Generals
- Other income, such as rental or pension
Down Payment and Assets
- Recent statements showing your down payment
- Source of funds (savings, sale, or a gift)
- Gift letter, if any funds are gifted
- Savings, investments, and RRSP balances
- Estimate for closing costs set aside
Property and Obligations
- Listing or purchase agreement, if you have one
- Current mortgage details, if refinancing or renewing
- Property tax and condo fee amounts
- Balances on loans, lines of credit, and cards
